Appraisal is not inspection
- A VA appraiser estimates value and checks that the home meets VA's Minimum Property Requirements (MPRs): safe, structurally sound and sanitary.
- The appraiser does not test systems or appliances. VA strongly recommends a separate home inspection to look for major defects.

If value comes in low
- Options include a Reconsideration of Value (ROV) with valid sales data, renegotiating the price, or paying the difference at closing, subject to your lender and contract.
- VA's current Chapter 12 is the authority on MPRs. It was revised for appraisals from May 1, 2026, so older lists online may be out of date.
