• Focus on presentation, access, safety and organized records such as repairs and warranties.
• Disclosure obligations come from state law and your broker's forms, not from Vanguard education.

If a buyer uses VA financing

• A VA appraiser checks that a home is safe, structurally sound and sanitary under VA's Minimum Property Requirements.
• That does not mean you must repair everything in advance. VA's current Chapter 12 is the authority; older lists online may be out of date.
