Owner-occupied duplex

  • A veteran likes a duplex and plans to live in one unit. First question: would it work as a home without the other unit's rent? Lender for eligibility and income; property manager for local rent; tax professional for treatment.

PCS: keep the first home?

  • Orders arrive. Map sell versus hold. Keeping it can leave entitlement tied to the loan; lender and VA confirm what remains. If management from a distance is unrealistic, selling is a valid choice.

Limited remaining entitlement

  • A veteran with a current VA loan wants to buy again. Request a COE and ask the lender to walk through remaining entitlement and county limits before shopping.

Choosing not to repeat

  • A household with a stable home and no wish to be landlords stops at Establish Base. That is a complete outcome.

Thin reserves

  • An owner moving away has little cushion for repairs or vacancy. Selling may be stronger than holding; talk with a tax professional and lender before deciding.
