VA loan entitlement, explained plainly

Entitlement decides how much of your VA benefit is available today. It matters most if you have used a VA loan before, still own a VA-financed home or are selling to a buyer who wants to assume your loan.

Remaining entitlement

If you have a current VA loan, or used your benefit before without restoring it, the guaranty available to you may be limited. That can affect how much a lender will lend without a down payment.

County loan limits can come into play in this situation. Your exact figure belongs to VA and your lender, so ask the lender to walk through it using your COE.

How entitlement is restored

Entitlement is generally restored when the home is sold and the loan is paid in full.

When a buyer assumes your VA loan, a release of liability does not restore your entitlement. Restoration happens only if the buyer is an eligible veteran who substitutes their entitlement for yours.

If VA suffered a loss on a prior loan, that loss must be repaid before entitlement is restored.
